Lease Terms
This Lease Agreement is made by and between The Salty Dog (“homeowner”) and the main party responsible for the booking as of the date last set forth on the signature page of this agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
- Property - The property is located at 2468 Heron Street, Holly Beach, La. 70631. The property is furnished and equipped. Inventory is photographed and is thoroughly checked after each guest’s stay.
Amenities Furnished by LLC:
- A/C and Heat
- 1 Twin over Full Bunk Bed
- 1 Futon
- Fully equipped Kitchen, with Microwave
- 36” wide-screen Television
- Table and Chairs
- Outdoor Fish Cleaning Sink and Countertop
- BBQ Pit
Some of the Inventory Furnished by The Salty Dog:
The property will have the following inventory for occupants to use during the duration of stay:
- Outdoor BBQ Pit
- Coffee Pot
- Pots/Pans
- Cooking/Eating Utensils
- Plates, Glasses
- Bed Linens
- Dishtowels
- Bath Towels and Washcloths
- A limited supply of toilet paper, dishwashing detergent, trash bags, paper towels, & cleaning supplies
Personal toiletries, food, coffee, beverages, charcoal, propane, beach towels, food storage containers (i.e., Tupperware, Ziploc bags), insect repellant, as well as other items not listed, must be provided by the occupant. Unit is not cleaned during guest’s stay.
- Maximum Occupancy - Number of guests is limited to 5 people. A $50 fee will be charged for each person more than 5, with 7 persons being the ABSOLUTE MAXIMUM ALLOWED. Should you show up with more than 7 people, your booking fee is forfeited, and your guests not listed in this lease will be asked to leave the property. People not listed in this lease agreement are not allowed to stay the night.
- Terms of the Rental - The rental begins at 4:00pm on the “Check-In date” and ends at 11:00am on the “Check-Out date,” as outlined in Reservation Booking Confirmation. Failure to depart by 11:00 am on Check-out Date will result in forfeiture of Booking Fee.
- Minimum Stay - This property requires a 2-night minimum stay. A 3-night minimum stay will be required during holidays.
- Rental Rules - All guests agree to always abide by the following Rental Rules while at the property:
- Renter, also known as “guest #1,” takes full responsibility for all occupants during the length of stay. Sub-leasing the unit is strictly prohibited!
- Guests shall be responsible for reporting missing or damaged items immediately. Towels, linens, and indoor furniture are not permitted to be taken outside of the unit. Guests are responsible for damaged or missing items.
- If you (or your guests) take it or break it, you pay to replace it!
- Maximum of 2 small pets (under 15 pounds) allowed, with prior approval, at additional charge. The occupant is responsible for cleaning up after pets. Weight limit strictly enforced.
- Absolutely no smoking, vaping, or tobacco products indoors or on the balcony at any time. This will result in forfeiture of the entire booking fee. Cigarette extinguishers are located on the deck.
- No BBQ or open fires on the balcony.
- Do not allow garbage to accumulate during your stay. Dumpsite hours are 9:00 AM TO 3:00 PM daily.
- You must take ALL trash with you when you leave. If any trash is left on the property, it will be a forfeiture of your entire booking fee. See above for dumpsite hours.
- Renters and guests must keep noise to a minimum at all hours and specifically after 10:00 PM and before 9:00 AM. Please be respectful of your neighbors.
- The management company and owners of the property reserve the right to inspect the property during the entire stay of occupancy.
- The management company and owners of the property reserve the right to vacate the property within a reasonable amount of time should any conditions of the above rules and policy be deemed to have been violated, damaged, or otherwise abused.
- The management company and owners of the property reserve the right to charge the occupant for the full cost of repairs and/or replacement costs associated with all damages and/or missing inventory, including labor and materials, removal, disposal, taxes, fees, and surcharges as applicable. This will include, but is not limited to, furniture, fixtures, appliances, inventory, of the occupied property, as well as adjacent property.
- Neither the property management company nor property owners assume any liability for loss, damage, or injury to any persons or of personal property. By signing this agreement, you hold the property management company and owner harmless of any loss, damage, or injury to any person or of personal property.
- Neither the property management company nor property owners assume any liability for medical conditions, including death, of occupant or any person(s), which is a result of the use of the property herein. By signing this agreement, you hold the property management company and owner harmless of the death of the occupant or any person(s), which is a result of the use of the property.
Please follow Departure Rules located inside the unit.
- Booking Fee – The booking fee is $100 and due at the time of booking. It will be refunded after the guest’s stay, subject to inspection of inventory and damage. It will be used to repair or replace damages or missing inventory, if necessary. Refunded within one week after stay, provided no damages or missing inventory, heavy soil requiring excessive cleaning, or any other costs incurred by the homeowner due to the guest’s stay.
- Forfeiture of Booking Fee – The following circumstances, not limited to, shall be cause for forfeiture of the previously paid booking fee: Missing or Damaged Inventory/Assets within or outside of the unit; Occupancy in excess of the 7 Person Maximum; Property not vacated by 11:00 am on Check-out Date; Pets without prior Approval and/or inside the unit in excess of the 15-pound Maximum; Smoking or using Tobacco Products indoors; Cigarette butts are considered litter and should not be thrown on the grounds; Open Fire on Deck; Excessive Accumulation of Garbage; Dumping Seasoned Water or Fish Debris in Yard; Excessive Soil, etc.
- Rental Fees - Total Due as shown on Reservation Booking Confirmation will be due 14 days before your stay.
- Cancellation Policy - In the event of a tropical storm or hurricane, rental fees and/or rent will be refunded provided state and local authorities issue mandatory evacuations for this area. If you cancel your stay, all fees will be forfeited. Guests who arrive and decide to terminate their stay prematurely will forfeit the rental fees of the remaining nights previously paid unless there is a malfunction caused by no fault of the guest.

Additional Fees:
- Small Pet Fee (Under 15 pounds) - $10/night per pet (non-refundable) – Maximum 2 Pets
- Damages - Actual Replacement Cost
- Missing Bath Towels - $25 EACH
- Missing Inventory - Actual Replacement Cost or $10 per day when shipped back.
- Cleaning Fee, heavy soil, or guests more than 5 persons - $50 minimum
The tenant(s) agree(s) to hold the property management company and homeowner harmless and indemnify them against any claims, demands, liabilities, expenses, or damages arising from or related to the property's condition, including but not limited to claims of unlivable conditions. The tenant(s) agree(s) to waive any rights to legal action against the property management company and homeowner due to but not limited to the property deficiencies, theft, damage, etc.
- Payment - Acceptable payment methods are Credit Card or Venmo payments accepted. By signing this agreement, you agree to let Jagneaux Property Management, the management company of The Salty Dog at Holly Beach, charge your credit/debit card for the booking fee, rental fees, and any other fees you may incur during your stay.
By booking, you agree that all parties agree to the terms of this Short-term Rental Agreement.
Rules & Regulations
- Tenants are responsible for their guests and pets.
- Have respect for your neighbors. Please keep all noise and music down to a minimum after 10 PM.
- Please keep an eye on your children and pets, alligators have been found close to the camp.
- Please keep all trash in trash bags and keep inside the trash can.
- Remove all trash from the property when leaving. The dump is open every day. Any trash left is an automatic booking fee forfeit.
- If you or any of your guests damage the property, please contact our office immediately. Tenants will be responsible for any damage.
- No unauthorized pets or guests are allowed on the property. Fines will be charged accordingly.
- Nothing should be thrown in the toilet other than toilet paper.
- Please keep all the sand on the beach.
- Camp property should stay at the camp.
- No grease or food is to be put down the drains.
- No smoking inside the camp. Smokers must go downstairs under the carport and dispose of cigarette butts in the dispensary. DO NOT THROW CIGARETTE BUTTS IN THE TRASHCAN.
- NO OPEN FLAMES ON DECK.
- When leaving, please sweep, wipe down countertops, wash any dirty dishes, and dispose of any uneaten food/drinks, and used soaps/shampoos.
- Please place soiled towels/linens in the washing machine downstairs and turn on the washing machine (please do not overload the washing machine).
- Fold all comforters and place them on the bed.
- When leaving place air on 75 degrees if it is summertime and 65 degrees in the wintertime.
- Please leave the key on the countertop when leaving and ONLY lock the bottom lock.
